What Green Foot actually inspects in Wellington

Written from field inspections by Fabian Fernandez, CMI® (Florida license HI7640). Updated September 19, 2026.

Wellington is inland Palm Beach County: master-planned HOAs, CBS houses, tile roofs, and drainage around the slab. Equestrian land is part of the town’s identity. It is not part of our scope. We inspect the house, roof, electrical, plumbing, HVAC, and envelope. We do not inspect barns, stalls, arenas, or agricultural structures.

What inspectors commonly find in Wellington homes

HOA CBS house findings

HOA CBS: roof age, flashing, HVAC that fights a tight envelope, irrigation overspray on walls and windows, and drainage that dumps toward the slab. Those are house findings.

Opening protection by community

Opening protection varies by community and by what a prior owner installed. Wind mitigation records what is there.

Paddocks in the listing photos

Listings here often photograph paddocks behind the house. That does not change the inspection. If you need the residence documented for a buyer or a carrier, hire the house inspection. If you need the barn, hire someone who inspects agricultural buildings. We will not blur those two reports.

Inland, not waterfront

Wellington is inland Palm Beach County: master-planned HOAs, CBS houses, tile roofs, and drainage around the slab. Salt air and inlet exposure are not the story here.

What a Wellington inspection includes — and what it does not

The residence

Full home inspection. 4-point and roof certification where the insurer requires them.

Barns and agricultural buildings

Out of scope. If the listing includes stalls or a barn, that is a different specialist. We still inspect the house if you hire us for the house.

Not in this inspection

Barns, stalls, arenas, agricultural structures, and septic systems are outside a home inspection and outside our insurance inspections. Specialized testing and engineering are other professionals. We inspect the house, roof, electrical, plumbing, HVAC, and envelope—not barn roofs.

4-point inspections in Wellington are where needed—roof or system age, or the carrier’s form. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We do not quote a premium dollar savings. We inspect the house, not barns.

Is Wellington a waterfront inspection?

No. Wellington is inland HOA CBS. Salt air and inlet exposure are not the story here.

When is a 4-point needed in Wellington?

When the insurer or the age of roof and systems requires roof, electrical, plumbing, and HVAC. Citizens requires a 4-point on applications for homes more than 20 years old; private carriers vary. Confirm with the carrier.

Do you inspect septic here?

No. Septic systems are outside our scope. We inspect house systems on the service the property actually has; we do not perform septic evaluations.

Does irrigation overspray belong in the house report?

Yes, when we see it. Irrigation overspray on walls and windows, and drainage that dumps toward the slab, are house findings on this HOA CBS stock—not barn findings.

How is Wellington different from Jupiter?

Wellington is inland HOA CBS with equestrian land in the town’s identity but not in our scope. Jupiter mixes inlet/waterfront houses and condos with west inland CBS, and wells, septic, seawalls, and docks stay out of scope there too.
