North Miami is a mainland city of mostly single-family CBS and small apartment buildings, not ocean towers. Housing age is why carriers ask for a 4-point here more often than on a new tower unit.
What inspectors commonly find in North Miami homes
Roofs at or past documented life
Roofs that are at or past documented life, patched flashing, and flat or low-slope sections that hold water. A roof certification is a frequent companion to the buyer inspection.
Aging electrical, plumbing, and HVAC
Electrical panels and visible wiring that predate current practice, galvanized or aging supply lines, and air-conditioning that has been replaced around an envelope that still leaks air and water.
Four-point territory because of age
This is 4-point territory because of age, not because we skip the full home inspection. The 4-point is four systems for the insurer. The buyer inspection still covers structure, interiors, and moisture.
Opening protection after replacements
Wind mitigation documents roof-to-wall connections and opening protection as installed after newer windows or a reroof. We do not quote a premium dollar savings.

Why is North Miami called 4-point territory?
Because much of the housing is 1950s–1970s CBS, and insurers often want roof, electrical, plumbing, and HVAC documented before they write a policy. Citizens requires a 4-point on applications for homes more than 20 years old. The 4-point is where needed, not a gimmick.
