What Green Foot actually inspects in Boca Raton

Written from field inspections by Fabian Fernandez, CMI® (Florida license HI7640). Updated September 19, 2026.

Boca Raton is an east–west city, not a single gated product. East of I-95 you find older houses, smaller lots, and stock closer to the water. West of I-95, much of the city is gated HOA CBS. Nearby towns without a dedicated page are quoted per call.

What inspectors commonly find in Boca Raton homes

East of I-95

East: older roofs, mixed electrical, additions, and moisture at openings. 4-point requests are more common.

Gated west HOA CBS

West: HOA houses, tile roofs, and opening protection that varies by community. The inspection is the house, not the gate code.

Wind mitigation as installed

We document wind mitigation as installed on Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802). We do not quote a premium dollar savings.

First replacement cycle west

West of I-95, much of the city is gated HOA CBS. Roof and systems age into the first replacement cycle. That is still Boca, not a different product from the gate.

What a Boca Raton inspection includes — and what it does not

East of I-95

Full home inspection and 4-point where needed. Closer to the water, still Boca.

Gated west

HOA CBS. Roof and systems age into the first replacement cycle.

Not in this inspection

Septic systems, wells, seawalls, and docks are outside a home inspection and outside our insurance inspections. Delray Beach and Parkland do not have dedicated pages—those jobs are quoted per call. Specialized testing and engineering are other professionals. We inspect the house and its systems.

4-point inspections in Boca Raton are where needed—more often east, sometimes west when a carrier flags roof or electrical age. Wind mitigation is Florida’s Uniform Mitigation Verification Inspection Form (OIR-B1-1802); inspections on or after April 1, 2026 use the revised form. We do not quote a premium dollar savings.
